John Bogle, who basically invented modern total market stock index funds, said, "If you want maximum returns, you should invest 100% in stocks. The reason to hold bonds or other income investments is that you don't know the future. At some point in the future you might need money—for whatever reason. You might need a lot of it. You don't want to be forced to see stock holdings in a down market. I went through a very hard time in a down market—about 40% down—and I didn't sell one share of stocks. Fortunately I was holding sufficient ten year T-Notes, which I sold at a profit. That's why you hold a portfolio diversified by equities and income assets. I am very aggressive however, and generally my equity holdings are between 90% and 95%. Also, Buffet is more nuanced than you portray. If your analysis is good enough and you are confident enough, you should go all in on "the winner." Absolutely. Me? I don't want to make investing my profession. I am happy to take the long term total return on a total market index fund. I've averaged about 18% for almost 40 years, which probably makes me one of the greatest "no peak" investors of all times. I never look at my portfolio.

When looking at Fund Overlaps is the rule of thumb the lower the overlap the better since the greater the % means you're buying the same things in two different places?

You didn't at all explain why fund overlap is a bad thing. For instance, if I want international exposure, the best way to do that in my opinion is a market cap weighted global fund (VT). But maybe I want to tilt towards the proven success of US markets (VTI). If I just go 50% VT 50% VTI, then I don't have to constantly rebalance like I would with a VTI/VXUS portfolio

I also got into real Estate but I was not successful but just heard of Michael Hugh Terpin through comments and I gave him a try then boom. today I'm a living comfortably and have lots of money saved up.
